
A schedule of condition is a detailed record, written and photographic, of a neighbouring property's condition before your work starts. It's the single most useful document for avoiding disputes, and it protects both sides equally.
Why it matters
Without a schedule, a neighbour who notices an old crack after your build can claim your work caused it, and you'd struggle to prove otherwise. With one, genuine damage is obvious and easily put right, while pre-existing defects are on record and can't be pinned on you. It turns a potential argument into a simple comparison.
What we record
We document the areas of the neighbour's property likely to be affected, typically the shared wall, adjoining rooms, ceilings, floors and any external elevations near the works, noting existing cracks, movement, damp and finishes, backed by dated photographs. Worthing's older terraced and semi-detached housing frequently has existing hairline cracking and historic movement, which is exactly why a proper record matters so much here.
The schedule is normally attached to the party wall award, and referred back to if any claim of damage arises after the work.
