Common questions
Who pays the party wall surveyor? Usually the person doing the building work (the "building owner") pays the reasonable surveyor's fees for both sides, because the work is being done for their benefit. We confirm fees in writing up front.
How long does it take? A party structure notice requires two months' notice before work starts, and an award typically takes two to four weeks to agree once surveyors are appointed. Starting early avoids delaying your build. See our cost and timescales guide.
Do I need one for a small job? Not always. Purely internal work, or work that doesn't affect a shared wall or come within the excavation distances, often falls outside the Act. Check first with our guide or call us.
